THE LOCATION

The 3.4 acre site is located at 1108 Sutter Street in Folsom.  It is: 

• one block from the light rail station, with access to downtown Sacramento
• two blocks from Historic Downtown Folsom
• two blocks from the American River bike trail
• next to a community park with play structures, picnic tables, and a basketball court

Parts of the site have views of the American River.  The City of Folsom Truckyard (on the North side) will be moved to another location, and the area to the North will be developed.

Our project, Leidesdorff Village, will be constructed in two phases: 

• Phase 1 (Folsom EcoHousing--2.8 acres):  38 homes, including 36 flats in two three-story buildings on Leidesdorff Street and two townhomes on Sutter Street.
• Phase 2 (Sibley Corner--.6 acres):  21 lofts plus 5785 s.f. of retail space.    

The land is owned by D & S Development, an award-winning Sacramento Developer (www.dandsdev.com ).  We have an agreement with them to develop the land for Folsom EcoHousing.
