SITE PLAN & FLOOR PLANS

SITE PLAN:  We are planning to build 36 homes in two three-story, lodge-style buildings with an elevator and shared outdoor walkways.  All homes will face a central courtyard/green area with a deluxe clubhouse or Common House and a swimming pool.  We will have a large garden and many fruit trees.  The Lodge homes will be accessed from Leidesdorff Street or Sibley Street.  There will also be two single-family homes accessed from Sutter Street.

HOME PRICES:  Although home prices are not yet fixed, our target sales price is $250 per square foot.  That means a 1000 s.f. home would cost $250,000.  Prices will be adjusted after we have more accurate construction costs for the different homes.

THE COMMON HOUSE:  The 3870 s.f. Common House will be two story and will connect the lower courtyard with the upper terrace.  The Second Level will have a large dining room, kitchen, sitting area, kids' playroom, and yoga/music room.  The First Level will have two guest rooms, a large recreation room, a laundry room, and storage space.

FLOOR PLANS:  The Lodge home sizes will range from 600 s.f. (1 br) to 1700 s.f. (4br).  All homes in the Lodge will be on a single level (one-story).  The ground floor of the North Building will have five live-work units ranging from 600 to 1300 s.f.
